Status of payments:

All payments are current through the end of 2Q11, i.e., neither Lake Villas nor the HOA/Bluffs owes the other any money.

Open Items (updates in italics):

- The Cost Sharing team anticipates that PCRHOA and Lake Villas Boards will seek an agreement regarding additions to the present Shared Amenities Agreements. Still open.

Other Discussion Items

Adjustments from the previous quarter. An adjustment of $83.53 (HOA owes LV) from 2Q11 is included below. This is the result of the removal of an HOA expense for website development ($174.36) less LV overcharging the HOA by $15.14 for a light repair adjustment less LV including a landscape item by mistake ($75.70).

Security system alternatives are being investigated by the HOA. The HOA is about to proceed with a private security firm which made a presentation to the LV BOD. The boards need to discuss this issue.

Cut through traffic. The HOA is in preliminary investigative discussions with the townships regarding the gating of the Brighton Lake Road entrance and closing the two Bauer Road entrances. If these alternatives appear feasible, the boards will need to determine the costs and benefits. The Brighton Lake Road entrance is a shared amenity.

Upcoming Costs (updates in italics):

Vince and Ron provided updates to the following HOA/Bluffs issues:

- Lodge drapes and carpet - approx $30,000 - The HOA is making plans to replace both carpet and drapes in three years. No change in status.

- Lodge roof replacement - approx $20,000 - A minor repair was completed and costs are included this quarter. Replacement may be 5-8 years in the future.

- Boats - One paddleboat was replaced and the costs are included this quarter. A kayak needs to be replaced.

- Roads - The HOA is making plans to hot tar and sealcoat all the roads in three years. Estimated cost is $57,000. Some repairs were completed in 3Q11 and the costs will be included next quarter. Mike completed an investigation that showed the shared cost area of roads in the HOA is about 12% of the total HOA road surface area. Vince agreed to review Mike's proposal by the next meeting for the items where the costs are not easy to split out such as snow plowing and seal coating.

- Other - The HOA has yet to receive a gas bill for Sept. for the clubhouse. It will be included next quarter.

Mike and Gene provided updates to upcoming Lake Villas expenses:

- Mulch for entryways, pool area, etc - every second year. Mulch was installed in 2011. There will be no mulch costs next year.

- Tennis court - Crack repair complete. This appears to be needed annually. A more comprehensive repair might be considered in the future - costs are about $10,000, but the court will look new and repair should last longer. Ideally, both LV and the HOA will be in agreement prior to committing to this approach. The boards need to discuss.

- Cabana/pool - Major expenses are repairs which are hard to forecast. Some costs are included this quarter.

- Landscape - We planned to move 5 pines and 1 spruce from the back of a resident's unit in Lake Villas to shared cost areas, primarily the main entrance, to replace dead or dying trees. This did not happen due to the location of a major sprinkler line. Dead trees have been removed and costs are included this quarter. Three trees have been planted and one more may be planted this quarter. Costs will be included next quarter.

Costs (updated to reflect post meeting adjustments)

- Vince presented costs of $32,976.60. Major expenses were for: landscaping, particularly the Brighton Lake Road entrance, Ranger Pete's contract, lake treatment, utilities, road repairs and community events.

- Mike presented Lake Villas costs of $20,078.99. Major expenses were for: landscaping, pool maintenance, security and lake treatment.

- Total shared costs are $53,055.59.

The costs have been reviewed; adjustments have been made.

Next meeting
